Choose how a tenant's advance payment is used: rent and charges, or rent only.

New

• Use of advance payments: a tenant's advance can settle the next invoices in full (rent and charges) or the rent only, with charges still paid every month.
• Default setting in Settings → General → Billing, adjustable for each lease without affecting other tenants.
• Charges due and advance on rent shown separately (rentals, lease page, payments, dashboard, receipts, history sheet, Excel export).

• Long tenant names are neatly shortened on apartment cards.

Late penalties, rent and tariff history, history sheet, first rent at signing and signing slip.

• Late payment penalty: a checkbox when recording a payment adds the penalty (building amount by default, adjustable per apartment) and recomputes the expected amount.
• Rent history: a new rent applies from the chosen month without changing past invoices.
• Water, electricity… tariff history: each month is billed at the tariff in force that month.
• History sheet (PDF) for each lease: readings, rent, penalty, expected amount, paid amount and settlement date, month by month.
• First rent paid at signing: prorated, full month or flat amount with a comment; the move-in invoice is created at signing.
• Signing slip (PDF) to hand to the tenant: agreed terms, move-in readings, amount due, signatures and a verifiable QR code.

• Payment due date now defaults to the 10th of each month (except the move-in month, due at signing).

• Demo data is no longer loaded twice on a double tap.
